POSITION TITLE: Maintenance Officer
DEPARTMENT: Housing
SUPERVISOR: Maintenance Supervisor
TERMS: Full-time, Permanent

Purpose of Position:
The primary responsibility of the Maintenance Officer is to be accountable for the oversight of the preventative maintenance, repairs and renovation program for TteS Administered Homes and other TteS Homes as determined from time to time.
The Maintenance Officer will complete maintenance/repairs projects to maintain cost effective operations for the Housing Department.
Duties and Responsibilities:
- Completes high quality maintenance and repair projects for the community on an as and when needed schedule to ensure high standard of living for TteS. (90%)
- Oversee the maintenance and repair of TteS Administered Homes, encompassing:
- Electrical installations (i.e. light fixtures beyond tenant responsibilities), Plumbing fixtures (e.g., replacing kitchen tap valves, toilet repairs, water lines), HVAC systems (assessing furnaces and hot water tanks)
- Conduct and monitor overall repairs and maintenance, reporting on expenditures to the Maintenance Supervisor.
- Assist with roofing, gutter maintenance, concrete pouring, gravel setup, and framing as needed.
- Manage rental turnovers, including painting, flooring, and baseboard replacement.
- Oversee and spot-check vendors after work (i.e. septic tank and lid installations) and providing updates as necessary.
- Network and develop professional relationships with subcontractors.
- Perform initial checks and diagnose appliance issues, reporting to Housing Staff if beyond the scope of expertise.
- Respond to emergency calls as assigned by the Housing Maintenance Supervisor and establish protocols to prioritize work.
- Communicate with the Housing Maintenance Supervisor to obtain direction and discuss work process improvements.
- Review and provide recommendations regarding tenders, bid openings, contracts, construction, and inspections for renovation/repair projects of TteS Administered Homes.
- Track inventory of equipment, vehicles, and tools.
- Ensure all equipment and tools are used safely and routinely maintained.
- Report equipment problems requiring service, repair, or replacement.
- Provide guidance to the Maintenance Officer Assistant.
- Supervise apprentices, construction workers, and service providers/vendors.
- Train and mentor other employees as necessary or required.
All tasks are to be performed within the Maintenance Officer's trained skill level. For tasks beyond their scope or deemed unsafe, the Housing Maintenance Supervisor and Housing Manager MUST be contacted to redirect the work to a qualified contractor.
- Expected to continuously upgrade skills and knowledge, and to further their formal training in areas that support TteS Housing Maintenance crew functions (5%)
This includes but not limited to:
- Valid Class 5 BC Drivers Licence.
- Standard First Aid Level C Ticket
- Workplace Hazardous Materials Information Systems Training (WHMIS)
- Computer and office skills were appropriate.
- Other related duties as necessary. (5%)
- Maintains confidentiality on all matters relating to the affairs of TteS.
- Performs all duties and responsibilities in accordance with the TteS policies, standards, and procedures.
- Prioritizes and responds to requests from Housing Staff. Provide clear and concise information and escalates any roadblocks or potential delays immediately.
- Collaboration and teamwork with Housing Staff and Housing Maintenance crew.
- Works cooperatively with others to support TteS’s respectful workplace and to provide quality seamless customer service.
- Participates in workshop training programs and seminars provided by TteS to upgrade skills and knowledge relevant to the position.
- Demonstrates continuous effort to improve TteS operations, decrease turnaround times and streamline work processes.
- Share information and request feedback from TteS membership at General Band Meetings, Annual General Meetings, and through weekly internal communications as appropriate and requested.
Professional Certification, Education and Experience:
- Red Seal Certification or 10 years of directly related experience or an equivalent combination of education and experience or completion of a 3-4 year apprenticeship program
- Must possess a Valid Class 5 BC Drivers Licence.
- Must possess a Standard First Aid Level C Ticket
- Must have completed Workplace Hazardous Materials Information Systems Training (WHMIS)
Financial Responsibility:
This position does not administer a budget. Adheres to allocated project budgets established by Policy and/or Housing Manager and Housing Maintenance Supervisor.
Supervision or Training Duties:
Provide guidance to the Maintenance Officer Assistant.
Skills and Abilities:
- Extremely strong client communication and conflict resolution skills.
- Ability to work with minimal supervision and to prioritize workload duties.
- Ability to be flexible and adaptable to the environment.
- Strong knowledge of BC Building Code, WCB Standards and TteS Housing Policy.
- Strong knowledge network of other resource contacts, i.e. building inspectors, sub-contractors.
- Ability to monitor and control TteS relationships with trade sub-contractors
- Excellent reporting skills and communication
- Ability to establish and maintain effective working relationships with others.
- Physically able to meet the demands of bending, lifting and twisting positions.
- Knowledge and application of safety procedures to ensure a safe working environment.
- Self-motivated, and reliable.
- Ability to work in a cross-cultural environment.
- Ability to use computerized applications including excel, word and outlook.
- Ability and willingness to learn and operate the Housing Database Rent Manager
- It is expected that all TteS employees be willing to continuously upgrade their skills and knowledge, and to further their formal training.

HOURS OF WORK: Normal Day shifts – 7 hours. Non-normal shifts may be required.
PAY GRADE: Starting at $30.53 – 33.72 per hour depending on education and experience.
