JOB OVERVIEW:
|
The Commercial Property Manager will be responsible for record-keeping and the effective operation and management of assigned properties. This is a shared position across two Departments. The Commercial Property Manager will work in conjunction with KIBDC and SEDC to implement goals and form operational objectives to achieve the vision of KIBDC and the SEDC Board of Directors.
Expected outcomes include effective record keeping and that assigned properties remain profitable; long-term relationships are developed with tenants; and property development is aligned with the vision and priorities of KIBDC and the SEDC Board of Directors.

DUTIES & RESPONSIBILITIES:
|
The Commercial Property Manager will:
- Plan and oversee the operation of assigned properties to meet legal standards, regulations, and obligations. This relates to the overall property condition and operations and includes managing personnel and contractors, handling incidents and insurance claims, managing risk and safety, and maintaining leaseholder obligations.
- Lead the administration of assigned properties. This includes maintaining documentation and managing tenant responsibilities.
- Oversee internal and external market relations. Interact with applicants and tenants, stay up to date on market trends, conduct business development activities, negotiate lease agreements, and coordinate destination development and property marketing.
- Manage the financial condition of assigned properties. This includes preparing, maintaining, analyzing, and reporting on budgets, maintaining financial agreements, and overseeing payables and receivables. From time to time, manage capital projects.
- Facilitate the achievement of broader community and organizational goals and objectives.
- Develop sustainable practices. This involves assessing efficiency, overseeing waste management, and promoting environmental responsibility.

QUALIFICATIONS:
|
Mandatory:
- Bachelor’s in Business Administration (or a related field).
- Administration employment experience and highly proficient in Microsoft Office.
- Must be able to work under pressure, manage time, and efficiently prioritize multiple deadlines.
- Ability to commit to actively upholding and consistently practicing personal diversity, inclusion, and cultural awareness, as well as safety and sensitivity approaches in the workplace.
- Must be flexible, team-oriented, and possess a professional and an “upbeat/can-do” attitude.
- Valid Class 5 Driver’s license and access to a reliable vehicle.
Preferred:
- Four plus years of previous experience in commercial property management or equivalent employment experience.
- Experience in real estate sales and/or valid real estate agent/broker license.
- Experience with real estate and/or accounting software.
- Ability to work independently and collaboratively.
- Excellent organization skills, and detail and bottom-line oriented.
- Exceptional customer service, sales, and interpersonal skills.
- Strong verbal and written communication skills.
- Strong financial and asset management skills. Capable of planning, managing, and reviewing budgets, maintenance plans, and capital projects.
- In-depth understanding of all rules and regulations surrounding property management.
- Experience working with First Nations organizations and/or First Nations lands management.

HOURS OF WORK:
|
35 hours/week and the ability to work a flexible schedule
|
PAY:
|
$39.62 to $43.37 per hour
|
