Purpose of Position:

The primary responsibility of the Building Maintenance Officer is to be accountable for the oversight of the maintenance, landscaping, repairs and renovation program for the apartment building and townhomes located at 740 Kamloopa Road, 745, 753, 757, 763, 771, 773, & 783 Kamloopa Lane.

The Building Maintenance Officer will complete janitorial duties, maintenance, repairs, and projects to maintain cost effective operations.

 

Duties and Responsibilities:

  1. Provides high quality maintenance and repair projects for the community on an as needed schedule to ensure high standard of living for TteS. (90%)
  • Oversee the maintenance and repair of YneT Administered Homes, encompassing:

Electrical installations (i.e. light fixtures beyond tenant responsibilities), Plumbing fixtures (e.g., replacing kitchen tap valves, toilet repairs, water lines), HVAC systems (assessing furnaces and hot water tanks)

  • Periodic cleaning of hallways, stairways, floor surfaces, interior walls, elevators, ceilings, and YneT common spaces (amenity room, laundry room, etc.)
  • Conduct and monitor overall repairs and maintenance, reporting on expenditures to the Building Administrator.
  • Manage rental turnovers, including painting, flooring, and baseboard replacement.
  • Network and develop professional relationships with subcontractors.
  • Perform initial checks and diagnose appliance issues, reporting to Building Administrator if beyond the scope of expertise.
  • Respond to emergency calls as assigned by the Building Administrator and establish protocols to prioritize work.
  • Communicate with the Building Administrator to obtain direction and discuss work process improvements.
  • Review and provide recommendations regarding tenders, bid openings, contracts, construction, and inspections for the rental units.
  • Complete preventative landscaping & coordinate annual groundskeeping (e.g. lawn mowing, trimming, irrigation maintenance etc. in outdoor common spaces)
  • Complete snow removal at the entrance of the apartment building. Schedules preventative and annual maintenance to maintain buildings effectively and efficiently.
  • Track inventory of equipment, supplies, vehicles, and tools.
  • Ensure all equipment and tools are used safely and routinely maintained.
  • Report on equipment problems requiring service, repair, or replacement.
  • Supervise apprentices, construction workers, and service providers/vendors.
  • Educate tenants on basic home maintenance when required.
  • Operate within BC Housing Operating agreement, Rental agreements, and TteS Employee Policy Manual

 

All tasks are to be performed within the Building Maintenance Officer trained skill level. For tasks beyond their scope or deemed unsafe, the Building Administrator and Housing Manager MUST be contacted to redirect the work to a qualified contractor.

 

  1. Expected to continuously upgrade skills and knowledge, and to further their formal training in areas that support TteS Housing Maintenance crew functions (5%)

 

This includes but is not limited to:

  • Valid Class 5 BC Drivers Licence.
  • Standard First Aid Level C Ticket
  • Workplace Hazardous Materials Information Systems Training (WHMIS)
  • Computer and office skills were appropriate.

 

  1.  Other related duties as necessary. (5%)
  • Maintains confidentiality on all matters relating to the affairs of TteS and YneT.
  • Performs all duties and responsibilities in accordance with the TteS and YneT policies, standards, and procedures.
  • Prioritizes and responds to requests from Housing Staff. Provide clear and concise information and escalates any roadblocks or potential delays immediately.
  • Collaboration and teamwork with Building Administrator and Housing Staff.
  • Works cooperatively with others to support TteS’s respectful workplace and to provide quality seamless customer service.
  • Participates in workshop training programs and seminars provided by TteS to upgrade skills and knowledge relevant to the position.
  • Demonstrates continuous effort to improve TteS operations, decrease turnaround times and streamline work processes.
  • Share information and request feedback from TteS membership at General Band Meetings, Annual General Meetings, and through weekly internal communications as appropriate and requested.

 

 

Professional Certification, Education and Experience:

3 years experience with

  • Completion of a recognized trades program or apprenticeship in a relevant field (e.g., carpentry, electrical, plumbing, HVAC)

Preferred:

  • Certificate or diploma in building maintenance, facilities/property management, or construction
  • Multi-trade experience or certification

or an equivalent combination of education, training, and relevant work experience.

 

  • Must possess a Valid Class 5 BC Drivers Licence.
  • Must possess a Standard First Aid Level C Ticket or willing to obtain
  • Workplace Hazardous Materials Information Systems Training (WHMIS)

 

Financial Responsibility:

This position does not administer a budget. Adheres to allocated project budgets established by Policy and/or Housing Manager and Building Administrator.

 

Supervision or Training Duties:

N/A

 

Skills and Abilities:

  • Extremely strong client communication and conflict resolution skills.
  • Ability to work with minimal supervision and to prioritize workload duties.
  • Ability to be flexible and adaptable to the environment.
  • Strong knowledge of BC Building Code, WCB Standards and TteS bylaws.
  • Strong knowledge network of other resource contacts, i.e. building inspectors, sub-contractors.
  • Ability to monitor and control TteS & YneT  relationships with trade sub-contractors
  • Excellent reporting skills and communication
  • Ability to establish and maintain effective working relationships with others.
  • Physically able to meet the demands of bending, lifting and twisting positions.
  • Knowledge and application of safety procedures to ensure a safe working environment.
  • Self-motivated, and reliable.
  • Ability to work in a cross-cultural environment.
  • Ability to use computerized applications including excel, word and outlook.
  • Ability and willingness to learn and operate the Housing Database Rent Manager
  • It is expected that all TteS employees be willing to continuously upgrade their skills and knowledge, and to further their formal training.

HOURS OF WORK:      Normal Day shifts – 7 hours. Non-normal shifts may be required.

PAY GRADE:                Starting at $30.53 - $33.72/hour, or more, depending on education and experience
